Overview: How Do I Buy This Property By Auction?
·Inspect the property to your own satisfaction
·Visit your bank manager if necessary to be pre-qualified for a mortgage prior to auction day. This will prepare you to make a cash offer and you will know how high you can bid.
·Bring a $10,000.00 deposit with you to the auction. This may be either a certified cheque or bank draft made payable to David Moore & Associates. You will be required to sign a bidder’s agreement and show your deposit to the clerks upon registering for the auction, however you will only turn the deposit over to the clerks if you are the winning bidder.
·Participate in the bidding. Property will be sold upon executor’s acceptance of the highest reasonable bid. The winning bidder and the vendor then sign the Offer of Purchase and Sale.
·That’s it! Your lawyer takes over from here and does the usual title search and closing activities. The balance of the purchase price is due upon closing.
